Garage Door Panel Replacement and Weather Seals in Kitchener
A door with one damaged section does not need replacing if the section can be matched. A door that lets a drift of snow under it every storm needs a seal, not a new door.
Garage door sections get damaged in predictable ways: a bumper into the bottom panel, a bike handlebar through a window insert, a top section bent by an opener that kept pulling on a stuck door, hail on an older uninsulated steel door. Whether a section can be replaced depends on one thing: whether the manufacturer still makes that model and profile. For doors from the last ten to fifteen years the answer is often yes. For a 1990s builder door it is often no, and at that point the choice is a visible mismatch, a repair, or a new door. You are told which it is before anything is ordered.
Replacing a section
The replacement is matched on model, section height, panel profile, colour and whether it is insulated. The spring tension is released, the section above is supported, the damaged section is unhinged and lifted out, the new one goes in with new hinges where the old ones are tired, and the door is rebalanced, because a new insulated section on a door that had an uninsulated one changes the weight. A faded door will show a new section as slightly brighter for a season or two. Window inserts can usually be replaced on their own without changing the section.
Bent top panels and struts
The top section is the one the opener arm pulls on, and when a door binds or a spring weakens, the opener folds that section backwards at the arm. A mild bend can be straightened and reinforced with a horizontal steel strut, which is also the standard fix for a wide double door that flexes in the middle and for doors in windy locations. A creased section is replaced. DASMA's inspection checklist treats signs of fatigue, cracking and separation in sections as a reason to have the door assessed, and separation of the skin from the insulation core is the one that tells you a section is done.
Weather seals: where the cold gets in
- Bottom seal. The rubber or vinyl bulb along the bottom of the door hardens, flattens and tears, and it freezes to the slab in winter and rips when the door opens. A new seal in the right retainer profile closes the gap that lets snow drift in and lets a cold draft run under the garage-to-house door.
- Perimeter weatherstripping. The vinyl stop moulding around the jambs and header cracks and pulls away. New stop with an integral flexible flap seals the sides and top and takes most of the daylight out of the edges.
- Threshold seal. Where the slab has settled or slopes toward the garage, a rubber threshold glued to the floor gives the bottom seal something to meet and keeps meltwater out.
- Section joint seals on older doors whose panels meet with a visible gap.
None of this makes an uninsulated door warm, but it stops the garage being a wind tunnel, which matters for the room above it and for the furnace cycling in the house beside it. It also keeps the salt-laden slush off the bottom section, which is where steel doors rust first.
What to expect
A bottom seal and perimeter stop is about an hour. A section replacement is one to two hours once the section arrives, which can take a few weeks from the manufacturer. The quote depends on the section's availability and whether it is insulated, the hardware that goes with it, the seal profile and the length of the perimeter.
Frequently asked questions
Can you replace just one panel on my garage door?
If the manufacturer still produces that model and profile, yes, and the colour and insulation are matched. For older doors a match often does not exist; then the options are a visible mismatch, a repair with a strut, or a new door. You are told before anything is ordered.
Why does my bottom seal tear every winter?
Because it freezes to the slab and the opener rips it free. A new seal in good condition, a threshold where the slab slopes in, and clearing slush from the door line before a hard freeze all help. Silicone spray on the seal before winter stops it bonding to the ice.
Will new weatherstripping lower my heating bill?
A little, and more if there is a bedroom above the garage or the garage-to-house door is poorly sealed. The bigger effect is comfort: a garage that is not a wind tunnel keeps the floor above it warmer and stops the cold draft under the inside door.
